OneCityKC is Hiring a Leasing Consultant Near Kansas, MO

OneCity PM is an energetic, eager, and forward thinking property management company based out of Kansas City. We are searching for the correct people to play a part in our growth.

The Leasing Consultant is responsible for assisting in all areas of the operation of a luxury community with a primary focus on producing 95% or higher occupancy. The position will ensure a high level of professionalism and foster positive relationships with tenants, prospective tenants, vendors and all guests. The right person for the job is energetic, welcoming, bold, knows no strangers, and works to completes tasks.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:

  • Energetic, creative and efficient. We are seeking a candidate who will look brain storm to come up with creative ideas to maximize results.
  • Answer all incoming inquiries via phone call, text message, email, or other form of communication.
  • Perform showings for prospects at one or more locations.
  • Follow up with leads, showings, applications, and current residents as necessary.
  • Provide full property support, including phone support, typing, reports, filing and distribution of correspondence. Coordinate office supplies as needed.
  • Perform lease administration activities, including creating leases and keeping our database up to date.
  • Identify, negotiate, establish, manage, and optimize all physical and digital advertising channels.
  • Generate no less than a 4.5 Star Online Reputation.
  • Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts.
  • Maintain a minimum renewal rate of 60%.
  • Cause income to increase no less than 3% year over year.
  • Prepare and coordinate bid proposals and service contracts.
  • Monitor aged receivables report for management and follow up on all delinquencies.
  • Ensure invoices are processed in system timely with appropriate back-up and according to established procedures.
  • Coordinate tenant move ins and move outs.
  • Monitor and assign maintenance work orders and ensure tenant satisfaction.
  • Responsible for aspects of development and maintenance of resident relations, including tenant outreach, tenant anniversaries, holiday gifts, community events, quarterly newsletters, and programs for tenants. Also responsible for ensuring tenant information within data base is current and up to date.
  • Ensure Certificates of Insurance for tenants and vendors are up to date.
  • Assist supervisor with aspects of annual budgets preparation and monthly financial reports, as well as preparation of bank deposits if assigned.
  • Responsible for leading regular inspections of property with janitorial and landscape providers and any other service provider as directed by the manager.
  • Participates in performance oversight of all service contractors who perform contract services'.
